Flat roofing

Flat roofs got their bad reputation from felt that was never going to last. The systems we fit now are a different thing entirely, laid in one piece with no joins to open up, and they will outlast the extension underneath them. We install and repair all of them, so whether you need a whole new flat roof or the one you have put right, it is the same team either way.

Systems we install and repair

EPDM rubber

A single sheet of rubber membrane cut to your roof and bonded down, so on most domestic roofs there is not a joint anywhere in the field of it. It stays flexible in the cold instead of going brittle, it copes with the building moving underneath it, and it is the system we fit most often on extensions, garages and dormers.

GRP fibreglass

Laid wet and cured into a single sheet with no joins or welds anywhere in it. Hard wearing, walkable, and a good choice for balconies and dormers as well as extensions.

Single ply membrane

A tough sheet membrane, hot air welded at the laps, that copes well with larger areas and complex shapes. It goes down quickly and it does not need heat on the deck.

Torch on felt

Modern high performance felt in layers, a long way from the single layer that used to blister and split. Still the sensible answer on some garages and outbuildings.

Warm roof build ups

Insulation above the deck rather than below it keeps the structure warm and stops condensation forming inside the roof. It is what current building regulations expect on a habitable room.

Flat roof repairs

Not every flat roof needs replacing. Splits, blisters, failed upstands and perished flashings can all be repaired properly, and on a roof with life left in it that is the sensible money. What we will not do is paint over a roof that has water sitting under the membrane, because that hides the problem for a season and costs you the ceiling underneath. We will tell you honestly which one you have.

Our process

  1. Check the deck. We strip back and look at the boards. Covering a soft deck is the most common way a flat roof fails twice.
  2. Get the falls right. Standing water is what kills flat roofs. We build in the fall so the roof actually drains.
  3. Lay the system. Trims, upstands and outlets done properly, because that is where flat roofs leak.
  4. Finish and guarantee. Edge detail, drainage checked with water, and your written guarantee.

Standards

We install to the manufacturer's specification, which is what keeps their material guarantee valid alongside our workmanship one. Where a roof needs to meet building regulations for insulation, we build it to do that and tell you what it involves before you commit.

Frequently asked questions

How long does a flat roof last?

A properly installed GRP or single ply roof on a sound deck should give you decades rather than years. What shortens it is a soft deck, poor falls or bad edge detail, which is why we deal with all three rather than just laying a new surface.

Rubber or fibreglass, which is better?

Neither, in the abstract. Rubber flexes with the building and handles cold better, so it suits a timber deck that will move a little. Fibreglass is harder and takes foot traffic better, so it suits a balcony or anywhere you will actually walk. We look at the roof and tell you which one we would put on it.

Can you walk on a flat roof after it is done?

GRP is walkable for maintenance access. If you want a balcony or a terrace you will actually use, tell us at survey and we will spec it for foot traffic properly.

Why does my flat roof pond after rain?

Because it has no fall, or the deck has sagged. Water sitting on a roof finds every weakness eventually. Correcting the fall is part of how we rebuild it, not an extra.

Do I need a warm roof?

If the space underneath is a habitable room, current building regulations expect the insulation performance a warm roof gives you. Over a garage or a store it is usually not required. We will tell you which applies.
